Our national network of disrepair experts are qualified members of the Royal Institute of Chartered Surveyors (RICS), who regularly undertake residential property inspections for Housing Disrepair & Cavity Wall Purposes, in connection with Landlord and Tenant Disputes.
Housing Disrepair Reports
Once we have been instructed, we will arrange a visit for an experienced Chartered Surveyor to attend the property for inspection and complete a detailed Part 35 expert report on the items of alleged disrepair, which are attributable to a breach of the express repairing obligations contained within the tenancy agreement, and/ or amount to being a breach of the implied repairing covenant contained in S9A, S10 & S11 Landlord & Tenant Act 1985, and/ or actionable defect within the meaning of S4 Defective Premises Act 1974.
The Chartered Surveyor will inspect the property both internally and externally and each item of disrepair is individually assessed. An opinion will be provided on each item of disrepair with regards to causation together with photographs and a detailed response to each including associated costs which will be set out in a Scott Schedule.
Cavity Wall Insulation Reports
An experienced Chartered Surveyor will attend the property to assess whether there is a cavity wall insulation system that is causing damp within the property, and/or installed in a property, that did not meet the requirements for full fill cavity insulation.
The Chartered Surveyor will inspect the interior and exterior of the property and provide a detailed Part 35 expert report, containing a description of the property, including moisture readings, and the type of insulation used. The cavity will be inspected with the use of electronic rigid inspection cameras and the findings recorded. The Chartered Surveyor will provide detailed recommendations i.e. the removal of damp plaster and timber skirting, removal of cavity insulate and the property to be brought into repair, and the cavity to be insulated to the correct standard. The report will also include photographs and the costs to put the property into repair and into a condition suitable for retrofitting if so required.
